Development Process


Applicants are encouraged to request a Pre-Development Meeting during the early design stages of a project. See the City of Cibolo Development Guide for an overview of the city's processes.

Zoning


Zoning is the practice of classifying areas and properties to allow for specific uses. With Council direction and a Committee of several residents, the City moved forward with the update of Zoning Ordinance and Zoning Map. By doing so, The City of Cibolo will be able to create a tax base, promote smart growth, and protect our great neighborhoods! View the Zoning Map.

Conditional Use Permit (CUP)


A Conditional Use Permit (CUP) is an amendment to the Zoning Map that allows, with City Council's approval, certain use of land or occupation of a structure within a particular zoning district. A complete list of uses can be found in Article 13 of the Unified Development Code (UDC). Uses identified with a “C” are subject to the approval of a Conditional Use Permit.

All zoning and/or CUP applications are accepted on the second Monday of each month. Applications may be submitted through My Government Online (MGO) portal.

Plat Certification & Zoning Verification

Subdivision-Related


Platting Guidelines 
Due to the 2019 legislative update and per UDC Sections 2.4(D), 20.3.3(1)(l) and 20.3.5(1)(j) all platting will follow the City of Cibolo Platting Guide.

Impact Fees
Thoroughfare, Drainage, Water, and Waste Water Impact Fees are all paid at the time of permitting. Please contact City Staff for more information regarding Impact Fees.
Calendars
Please be aware that the dates on the calendars are subject to change. If, in the case, a change in zoning is requested, this is the timeline. A timeline shows when to expect comments on submittals and when submittals will go on to the Planning and Zoning Committee and City Council. If a variance is requested, these are the meeting dates.
